The Project
The project comprised the entire refurbishment of existing lab areas, in two phases to ensure works could continue on research. Works including
- Full back to shell strip outin two sections
- Dividing areas to ensure safe access and egress
- .Full M&E installation,
- Partition walling, anti-static vinyl flooring, hygienic cladding
- Trovex Hygidoors and Hand wash Pods
- New hygienic Benching, Shelving and Cupboard
- Decorating throughout
- Fire stopping works.

The Problems We Faced
Design issues with Client moving from one university to establish new research labs at Kings with restricted access to his team and the proposed new areas due to move originally agreed to happen as covid struck–Lab management team changing and design requirements as works were about to commence.
Ensuring half of the existing facilities could be used while the new half of the new labs where under construction and allowing time between phases for teams to switch over.

How We Solved The Problems
To ensure no issues with live areas we carried out Validations on all M&E services and from this information we could establish which section to commence first as existing services could be safely removed from the furthers side to boards and plant to ensure site area was safe for new installation and existing live area could stay working off existing services until the areas where refurbished in Phase 2.

How We Solved The Problems
To overcome theClient Changes Kings PM along with Client team and our team had design team meeting via teams to establish proposals and the requirements for the new areas, once we stripped back the old rooms and equipment to a shell the latest proposals were marked out on site and the clients team along with Kings checked over layouts and agreed the first phase as works progressed we had regular meetings and the clients team soon could see the new facilities and was easier to detail out the phase two areas, as these were minor tweaks the M&E element could still progress for both phases without re-design.
